Construction on the $275 million Verrado Marketplace, which will bring more than 50 restaurants and stores to Buckeye, began Wednesday.

Phoenix-based Vestar, the developer of Tempe Marketplace and Desert Ridge Marketplace, is the developer of the mall, which will be an open-air shopping center like the company's other major projects.

The mall will be north of Interstate 10 along Verrado Way, on 50 acres of land in the Verrado master-planned development. The project is anticipated to open in spring of 2026. Once built out, the center will create about 1,500 permanent jobs.

The mall will be anchored by Target, Safeway , Ross, Marshalls, HomeGoods and a Harkins Backlot, which includes a movie theater and other family entertainment activities. Vestar also announced a slew of new tenants to the development at the groundbreaking including:

Larcher said there is still demand at the site for specialty stores that are unique to the West Valley, and more restaurants and food offerings that could be unique for the area.

The continued buildout of Verrado will be primarily residential development, John Young of DMB said. On the northern portion of the community, the age-restricted housing development still has a significant area to be built out, and on the western side, toward the White Tank Mountains, there is room for more housing.
